June 13, 2011 VERY IMPORTANT INFORMATION
Vintage Landing timeshare owners (and many timeshare owners & resorts across the country) are being victimized by companies offering to take ownership of their timeshare week for the opportunity to join some form of a vacation club or program. Many times these companies require YOU TO PAY A FEE to them to join their club or program. PLEASE BE WARY OF ANY COMPANY OFFERING TO TAKE YOUR WEEK FOR AN UPFRONT FEE PAID BY YOU. Many times owners are not getting the benefits and services they are promised.
Your Vintage Landing Declaration of Condominium (Article XIV) requires that any owner wanting to sell their week must give the Board no less than thirty (30) days prior written notice of the terms of any contemplated sale. The written notice must include the name and address of the proposed purchaser. The Board shall at all times have the first right of refusal. EFFECTIVE IMMEDIATELY THE VINTAGE LANDING BOARD OF DIRECTORS WILL ENFORCE THEIR RIGHTS UNDER ARTICLE XIV OF THE DECLARATION. ALL OWNERS ARE REQUIRED TO NOTIFY THE BOARD IN WRITING OF ANY COMTEMPLATED SALE. Please send notice of any contemplated sale to:
Vintage Landing Board of Directors C/O U.S. Resort Management, Inc. 2610 Bagnell Dam Blvd., Suite A Lake Ozark, MO 65049
Several Vintage Landing Owners have sold their weeks to companies that cannot be contacted and apparently do not exist. These companies are substantially in arrears on the payment of their maintenance assessments, which obviously creates financial hardship on the Vintage Landing Owners Association.
The Board is meeting to consider emergency measures to halt any further sales to unscrupulous companies. Such sales will not be recognized by the Board. We will provide you with additional details as they become available. For now, please be extremely cautious of any group approaching you about selling, buying or offering you a club membership for your week.
The website www.timeshareconsumerguide.org has some great information about various timeshare topics including timeshare scams.
This notice has been posted at the Vintage Landing website at www.vintagelandingpoa.com. You may also call U.S. Resort Management, Inc. at 573-365-8551. As additional information becomes available it will be posted on the Vintage Landing website.
Thank you,
Vintage Landing Board of Directors
